- Applying For A Rental Property
Once you have viewed and chosen a property to rent you will be asked to complete a Tenancy Application Form. Certain forms of identification will be requested. At least two of the following will be required to successfully complete the form.
- Current Drivers licence
- Passport or other Photo Identification
- Copy of rates notice
- Electricity/phone/gas accounts
- Copy of previous rental ledger
- Credit Card details
Rental references will also be required detailing where you have previously rented, for how long, at what rental and through whom.
Once all details are completed the Application Form will be processed and you will be notified as soon as possible of the outcome.
- Beginning Your Tenancy
Once your application has been successful, we will request that you pay a holding deposit equal to one weeks rent.
Following this you will be asked to sign a Residential Tenancy Agreement and Rental Bond Lodgement Form at which time you will receive a copy of the Residential Tenancy Agreement, a copy of The Renting Guide and an ANZ deposit book for future rental payments.
Before occupying the premises you will be required to pay your rent in advance (less the deposit paid), the bond, and a $15.00 Residential Tenancy Agreement Fee.
You will then be handed the keys and given a completed Premises Condition Report in triplicate. This is an important part of the Residential Tenancy Agreement and is relied upon heavily when you vacate the premises to determine what, if any, part of your bond will be retained for repairs to the property. We ask that you sign one copy of this report prior to occupancy to validate that the report was completed prior to your tenancy commencing. The remaining two copies are given to you so that, during the first week of your tenancy, you can thoroughly check them making any amendments in the 'Tenant Agrees' column. It is very important that you return the amended copy to our office by the end of your first week of occupancy.

N.B If you are moving in to an apartment block with a lift, it is important that you notify the Body Corporate prior to moving in.
- Rental Bond
The rental bond you have to pay will be determined by the weekly rental of the property. For an unfurnished property a rental bond equivalent to 4 weeks rent is required. For a furnished property the minimum bond required is equivalent to 6 weeks rent.
The bond will be lodged with the NSW Department of Fair Trading where it remains for the duration of your tenancy. It is held as security against any damage or unreasonable wear and tear. Once you have vacated, a bond inspection will be held and, provided the property is found to be in as close as possible condition to when your tenancy commenced (taking into consideration fair wear and tear), and no other monies are outstanding, the bond will be refunded to you in full.
- Rental Payments
When you sign the Residential Tenancy Agreement you agree to pay your rent on or before the due date. If at any time you are unable to pay your rent on time, immediately contact Quinn Harrington.
With your ANZ deposit book, rent can be paid physically at any ANZ branch. Each book is specifically coded to reflect a particular rental property so if at any time you pay without using your specially coded payment slip it is important that you contact our office to advise that a payment was made, at which branch and how much was deposited. Failure to do this may result in your payment not being credited to your rental account.
Alternatively you can arrange an automatic transfer from your account into ours or you can pay online. Please note to avoid a bank fee of $15.00 for unidentified deposits please ensure all deposits made must refer to either your tenant reference number on the ANZ deposit book or your surname.
- Periodic Inspections
Through the duration of your tenancy, the premises will be periodically inspected. You will always be given a minimum of 7 days written notice. These inspections are conducted so that you as a tenant can report on any maintenance issues or concerns you may have. They are also to ensure that the property is being maintained in a satisfactory condition.
- Requests for Repairs
Requests for repairs may be telephoned through or reported online by clicking on the tab labelled "Repair Request Form".
We aim to have repairs attended to as soon as possible however, depending on the nature of the work required, it may be necessary to obtain more than one quote and the landlord's consent before repairs can commence, so delays are sometimes experienced.
- Ending the Tenancy Agreement
Your Residential Tenancy Agreement can be terminated by you in the following three ways;
- If you wish to vacate the property at the end of Residential Tenancy Agreement, you are required to give fourteen days notice, in writing, before the expiry of the fixed term.
- If the fixed term has expired, you may continue to occupy the premises on a holding over basis or, if you wish to vacate, you must give no less than twenty-one days written notice of your intention to do so.
- If, due to circumstances, you wish to vacate the premises prior to the expiration of the fixed term of your Residential Tenancy Agreement, please contact our office. We will endeavour to find a suitable replacement tenant as soon as possible however, you will be responsible for all costs associated with re-letting the property as well as the rental until such time as another lease begins or your fixed term expires.
Please note that is essential that all keys to the property are returned to our office on your vacate date as rent will be charged up to and including the day they are received.
- Extra security keys for building
Please be aware the number of keys supplied will only total the number of people on the Tenancy Agreement. If extra keys are required for security buildings they are purchased from the appropriate Strata Manager and a deposit is required. This deposit varies with each Company. The cost is the tenant's responsibility.
